Roswell's housing market is totally alien to me.

First, I sometimes think that every other resident of Roswell is a realtor. There sure seems to be a bunch of them for the size of the population. Business can't be that good.

Nowhere else have I found houses that run under $50k and get taken off the market after 90-180 days.

I was wondering, what typically happens in these cases? Are the homeowners simply stuck with the properties and just give up on them, waiting for better times, or letting the property taxes pile up and the elements take their course?

If I see a vacant house that was formerly for sale, who typically owns it (banks, rich families, out-of-town absentees, locals) and how hard is it to a) figure out who they are, and b) get in touch with them if I want to make offers on buying it?

(Not contacting the former realtor is the idea)

Moving up? Moving away?

And why no REC? With your price/sqft ($75 is on the high side in 88203), I'm concerned the already stingy mortgage market would steer clients elsewhere.

Let’s say Moving up and Away,To North Carolina, I’m not a real estate guru so I’m guessing that REC is recreation room, in a house that’s 1312 sqft there not room for a REC room unless you want really small bed rooms and kitchen, if you look at the size of the bed rooms and kitchen you will see that they are all huge in size for a house this size.

I don’t set the price per Sq Ft at $90.70 Sq Ft the market does, As I said if someone is interested in my house all they have to do is call and come look and make me an offer. I will consider all offers that are reasonable.

Sorry about the jargon. REC means real estate contract; it can mean a lot of different things, but often it means the seller is willing to carry the loan in some fashion, rather than just demanding the money all up front.

The disadvantages, well, are obvious. The advantage, though, is that the pool of potential buyers grows and it helps a house that is otherwise a bit more expensive get sold faster.

Interesting that "the market" helped you come up with that price. I had no idea markets worked that way.

Number of listings with higher prices/sqft in 88203: 19
Number of listings with lower prices/sqft in 88203: 80

2 car garages are relatively uncommon in Roswell and don't typically get counted toward the square footage (nor do upgrades or bonus appliances), so that does have to be factored in. However, many of the 19 with higher prices come with large parcels of land.

Good luck with your listing. Funny how selling houses is not near as much fun as buying them.

Well I should find out this week if I sold my house, the young couple from Colorado with the newborn has it narrowed down to 2 house’s, they came over Saturday morning and looked around some more. Just maybe I will be out of your hair soon, Can people from North Carolina be a member of TalkRoswell?:smk1:
